Wholesale Properties for the Real Estate Investor

As an investor actively rehabbing homes in Baltimore, I frequently come across deals that I cannot take because I already have enough houses in my pipeline. Since I can't afford to be paying mortgages on empty houses, I will pass along these deals to you.

I see houses as being in either rental neighborhoods or retail neighborhoods. The ones in the retail neighborhoods I suggest you rehab and sell to a homeowner. The ones in rental neighborhoods are probably better kept as rental properties. Of course, you can always rent a house in any neighborhood, but whether you will have a positive cash flow will depend on the numbers. Personally, I will not keep a property as a rental if it does not have a positive cash flow.

Check out my gallery of homes (Property Listings) to see what is currently available. I update it about once a week, so keep checking back if you don't see one you want right now. Also email me at danjerrems@yahoo.com to get on my private email notification list--the day I get a property, I will send you an email telling you all about it. I will not give or sell your email address to any one.

I also have contractors available to do the rehab for you.

If you will be selling the house for a profit, it is best to list the property on the Multiple Lisiting Service, as it exposes it to hundreds of agents who have buyers looking for properties.

If you have an investment property (or a contract on an investment property) that you would like to sell, I may be able to help. Since I am not a real estate agent, it would be at no cost to you. If it is a very good deal, I may put your house under contract and then assign my contract to another investor (the process called wholesaling). Because of the number of investors I know, I usually can get a contract within 48 hours of notifying them of the availability of a good deal.  For more info, go to Let Me Buy Your House.

I look forward to working with you!
